Park news: The open day on Paradise Park on the 16th of April was a huge success. Their new full size swimming pool was opened officially by the owners Manuel and Trini. The residents and guests were then treated to a pool party all afternoon. Without doubt now Paradise Park is a park well worth considering if retiring to Spain is your aim.
On Park La Posada we have more good news. Work has started on phase 3 which will join the two sides of the park together. These plots will be special because they will have the sunrise in front of the home in the mornings and the pine trees behind for shade in the summer.

The new “Monmouthshire” Park Lodge Home: This was installed on Paradise Park in April and it is a very special home. Like all Park Lodge Homes, it has been designed around the client’s ideas. In this case it was a one-bedroom home. Full details are on the website www.costaparklodge.com
Built to a size 38 x 14 it enjoys a large family bathroom and a good sized kitchen. It is also worth remembering that for most of the year the outside decking area is used more than inside the home itself.

No need for a 2 bed home: There was a time when ordering a 2 bed mobile home was considered essential. Not any more thanks to the forward thinking of the residential park owners.
On both parks now there are residents guest homes that can be reserved by residents for their friends and family to use on a visit. They can only be reserved by residents and only for resident’s friends and family. Subletting is not allowed on either park.
That is good news for residents who want to make the most of their home. There is no longer a room tied up for the occasional family use. It also does away with the home getting “busy” when visitors are there. The visitors enjoy their own space as well in the guest home.
For the current 2 bed Willerby model homes we suggest converting the second bedroom into a study or office at the build stage. This is even more useful as the rooms also have a TV point. The twin room is then no longer a wasted room used only for storage.

The mobile home industry in Spain: In Spain there are a few UK manufacturer dealerships operating and to many people surfing the internet it would look like Costa Difference Ltd are simply minnow’s in a big “mobile home” pond. After all we only represent 2 parks and are a dealership for one UK manufacturer, Willerby Homes. We also of course have our exclusive Spanish built Park Lodge Homesrange.
However, we are NOT minnows in a big pond. Nothing could be further from the truth. Our expertise when it comes to genuine residential parks and helping clients choose the best homes is recognised by the real professionals in the mobile home industry here in Spain. Park owners especially value our services greatly. They know that their park will be promoted for what it is. A 5* residential retirement park.
They also know we will help the client choose an ideal home for their park. For that reason, we have an excellent working relationship with a dealership that represents all types of parks in France, Spain, Italy and Portugal, (Europe’s largest UK dealership) in the event a UK manufactured home other than a Willerby is desired.
So, let us give you a couple of examples as to what makes Costa Difference so different. Firstly, we do not want to represent every park there is in Spain, and for a very good reason. We only want to show clients genuine residential parks. Why do we use the word genuine? There are parks in Spain that are being marketed online as residential, but are in fact also camping parks. The word “camping” clearly seen at the entrance to the park, plus dedicated tourist camping pitches within the park itself gives away the deception instantly when on a visit.
The second example that makes us different is that we take care of all the paperwork required to make the move to Spain. The NIE (National Identity Number), the “Residencia” and of course registering with the local town hall and the local doctors. This is all done by us on Park La Posada and Paradise Park for FREE. It means there is far less to worry about when moving to Spain to live with Costa Difference Ltd.

Spanish you will hear: Living in real Spain is one huge part of the retirement lifestyle (it is not all about park life), so why not let us help you in advance to understand a few words that the residents hear all the time when they venture into real Spain, which as you already know begins as soon as they leave the park.
The phrase this month is “Mucho gusto” which means “pleased to meet you” and pronounced as it is written.
This comes in handy if you are first introduced to a Spanish person (even if they speak English) as it shows respect. A good example would be when we take you into the local bank to open your Spanish bank account. The clerk will speak perfect English, but watch his or her face light up when you say those two simple words when shaking his or her hand.

Banking: Talking of banks, Spanish Banks have been reigned in over the last few years as they have gone in and out of crisis. They are now busy building up capital reserve. That said, it is also fair to say that at present the interest rates they offer on savings are lower than a centipede’s belly. Getting a current account is the easy part. Getting value for savings is the hard part.
So, where is a good place to go for real information about what the move to Spain will do? Here is a start, http://www.halifax.co.uk/
Reading between the lines it seems that existing accounts and existing savings bonds will be unaffected once you move to Spain. New accounts however will no longer be accepted. That does not mean we are right of course, or that all banks are the same, but it does give food for thought. It is worth checking with your bank or savings account provider.
If we are reading the situation right, then a little crafty planning ahead of any move, will keep you out of the 0.25% return bracket on your savings here in Spain.
Transferring money from a UK current account to a Spanish current account is easy and we can take you through the process very quickly once here. There are several very cost effective ways to get the best exchange rate plus a quick transfer. Most residents simply transfer what they need and when they need it. Nearly everyone has kept their UK current account.

BUYING A RESALE MOBILE HOME
The process is very easy. First choose from the homes on sale on our website, the homes you would like to view on a visit.
If a home ticks all the boxes during your visit you simply make a purchase request.
If the seller agrees to the sale we then arrange for a legal sales agreement to be drawn up and signed by all parties. This service costs just 200 Euros and it also includes a home check of the boiler, air-conditioning, cooker, fridge and freezer by the park engineers just prior to completion. Paying for this service takes the home off sale straight away.
A 10% deposit is then paid into a "Client Account" within 14 days and remains there until the completion date which will be on or before three months after an offer has been accepted. .
Just prior to the completion date the home is checked, we take possession of the home, and you will be advised to make the final payment to the seller. Once it is confirmed that the payment has been made the home is then yours.
No wonder resale mobile homes are so popular.
BUYING A NEW HOME
Buying a new UK mobile home or a custom-built residential Park Lodge Home is very easy. It simply involves slightly different processes.

For Park Lodge Homes designed and built in Alicante and Burgos it is a different process. Once a plot has been reserved you can either buy a predesigned by us home or start designing your own home exactly how you want it.

New UK mobile home or custom-built residential Park Lodge Home? The choice is yours after you have reserved your plot on a park. New homes require a 35% deposit and the balance paid once the home is ready to be transported from the UK. Park Lodge Homes require a 30% deposit and the balance when the home is ready to leave the factory.

LATEST NEWS FROM SPAIN
A Spanish town in northern Spain has said that it will fine anybody who is seen buying items from illegal street vendors. The fine will be in the form of a fixed penalty of €300.
The order made in the resort of Salou has come in to effect this week with the ruling "The purchase or acquisition in the public space of food, beverages and other products from unauthorized street vending" will be punished with the hefty fine.
In another regulation, the sale or action of street vending “without the corresponding license" will also be sanctioned.
The town council, in a bid to clean up the area, also declared it would penalise those who drop litter without using public bins with fines of between €100 and €400.
