June has FINALLY arrived: Why are we so excited? The IN/OUT EU referendum finally comes to an end this month no matter what, and we can all stop listening to exaggerated claims on all sides. The big question to politicians on both sides of the argument is how about letting everyone simply vote on the truth? Staying in means we accept we have to behave as European citizens and accept what comes out of Brussels. Leaving the EU means we accept that we will be like Switzerland.
That country is not in the EU but has a working relationship with the EU. That allows the Swiss to enjoy all the freedoms in Europe but have the right to say no to things they do not like. One thing is for sure. IN or OUT will not make any difference to the desire of so many people in the UK to live in Spain or to the Spanish welcoming the British as residents. Life here will continue. In the sunshine of course.

Park Home Lodges: There are now several clients looking at Park Home Lodges to be custom built in Alicante after reserving their plots. The biggest hurdle they face is having to imagine how they want their home to look once it is completed. The good news is that ourselves and of course the factory has had plenty of experience guiding clients through the ideas stage. It all starts with how many bedrooms? Next is how big a kitchen they would like? This is followed by en-suite or two separate bathrooms? By that stage the design team are able to draw up a plan of what the home can look like.
The thing to remember with Park Home Lodges is that they are not mobile homes. They are built with standard doors and windows. They are built for residential use in mind and not as a holiday home. They are built to last. Inside they will feel like a well-designed Spanish apartment. Spacious and very practical. The decking that is added afterwards is used as much as the home itself. That is what makes a Park Lodge so special. It can be designed with the decking in mind.

Part exchange opportunity: Park La Posada being a residential park means there is no subletting allowed within the park and that is quite right. That will never change. However, there are of course many people who would love to test the water first. So, here is a great idea for anyone wanting to try the park lifestyle first before buying a new mobile home on the park.
On the park at present is an Atlas Sapphire 35 x 12 2004 mobile home that was intended to be taken over as a second guest home for the residents to reserve for their friends and family. Instead however we have come up with a better idea that will help people who want to either test the water first or move onto the park whilst the sale of their property is going through in the UK.
Here is how it will work. The home can be bought at a discount for £12500 outright which means the buyer is a resident on the park and can live on the park straight away. Within 12 months the buyer can then choose a vacant plot on the park for a new Willerby mobile home knowing they are already settled as residents. The home they are in will be taken back by us as part exchange to the value of £12000. That is the amount that will be deducted from the purchase price of the new Willerby home. Any rent paid in advance and the security deposit will simply be transferred to the new home once the exchange has taken place. The new home does not have to arrive within the 12 months but will need to be ordered within that period.
If, however after 12 months, they prefer to stay in the home they are in then they simply let the 12-month window pass by and remain where they are. The home and decking can then be altered in any way they choose. The home will be 100% theirs with no PX value. If however they decide park life is not for them before the twelve months is up they simply put the home back on sale under the same terms and conditions as they bought it and pay a sales commission once it has been sold. We will simply offer the chance to someone else.

New homes news: June will see 4 brand new homes arrive in Spain. Two Willerby Linears and two Willerby Aspens. Both are models that are very suited to Spain. They will now be the last 2016 models to arrive in Spain this year.
That means we will soon be publishing details of all the 2017 model homes that will be on display in September. and for that we will have a very special offer to go with them. The BS3632 Residential Spec upgrade means that the walls in the home are constructed using 50mm high performance rigid insulation wrapped with low emissivity composite foil, and the floor is insulated with 100mm glass wool. The windows also come with Low E Argon-filled PVCu double glazing and will include French Doors to the front of the home as well.
Residential spec is considered a must in the UK for keeping out the cold. The same can be said for Spain. The residential spec build quality will help to keep the home cool. Like a thermos flask it can keep what is inside the insulation warm or cold. For homes in Spain it simply means the air-con is able to run more efficiently.

Spanish you will hear: Living in real Spain is one huge part of the retirement lifestyle (it is not all about park life), so why not let us help you in advance to understand a few words that the residents hear all the time when they venture into real Spain, which as you already know begins as soon as they leave the park.
The phrase this month is “Por favor, habla mas despacio.” which means “Would you speak slower, please.” and pronounced as pohr fah-VOR, AH-blah mahs dehs-PAHS-ee-oh.
This comes in handy if you are getting quite good with a few Spanish words because it is a way to get the person to speak to you at a speed that gives you a chance to understand.

Paperwork: Spain is famous for paperwork and nothing beats having it all sorted for nothing. That is what new residents on Park La Posada and Paradise Park can enjoy. Both parks deal with all the required paperwork to get the residents and their home registered as well as getting the residents signed up with the local doctors.
For other things needed it also means that the new residents then know the translator and will have her on hand to do any other translation services.
Why is the paperwork so important? In Spain the NIE number is needed in order to purchase anything that is directly linked to a person. That includes cars as well as house insurance. That is why it is very useful that the NIE process is underway as soon as a new resident has arrived. Once you are in possession of an NIE number everything else will fall into place.

The answer was SUV. The home in question was the Rio Premier. If you turned it around and made it the Premier Rio you will find that there is a company in India called Premier that makes an SUV called The Rio
For the second month running no one got the correct answer. Our question master was too devious again it seems. So the plan now is to offer free tickets again in the August newsletter for either the Lawns show at the beginning of September or the Beaulieu show at the end of September.
For putting names to faces we will have Martin and Steve at the Lawns show near Hull and Martin and Derick at the show in Beaulieu.

Finally: Regular newsletter subscribers know the advantages in booking flights early and already we have quite a few visits booked for October. This is normal as flights are lower once the children are back at school. The visits are of course focused on seeing the park and area but are relaxing at the same time.
For people with a late flight back to the UK we are able to arrange for them to keep their room until it is time to leave for £16 in total. This is perfect if you are leaving Antequera to go to the hotel at 8pm for example. Normal check out time is 12 noon.

BUYING A RESALE MOBILE HOME
The process is very easy. First choose from the homes on sale on our website, the homes you would like to view on a visit.
If a home ticks all the boxes during your visit you simply make a purchase request.
If the seller agrees to the sale we then arrange for a legal sales agreement to be drawn up and signed by all parties. This service costs just 200 Euros and it also includes a home check of the boiler, air-conditioning, cooker, fridge and freezer by the park engineers just prior to completion. Paying for this service takes the home off sale straight away.
A 10% deposit is then paid into a "Client Account" within 14 days and remains there until the completion date which will be on or before three months after an offer has been accepted. .
Just prior to the completion date the home is checked, we take possession of the home, and you will be advised to make the final payment to the seller. Once it is confirmed that the payment has been made the home is then yours.
No wonder resale mobile homes are so popular.
BUYING A NEW HOME
Buying a new mobile home or a custom-built Park Lodge Home is just as easy. It simply involves different processes. For UK manufactured mobile homes we recommend Willerby/BK Bluebird and Regal Leisure Homes.
Both manufacturers display show homes at various mobile home shows throughout the year, so you can always get to see the latest models. Regal Leisure also have the big advantage in that they are not far from Yeovil our UK base, which means we can easily arrange factory visits.
For Park Lodge Homes designed and built in Alicante it is a different process. Once a plot has been reserved you can start designing a home best suited to where it will be going. Where to put a French Door? Where the lounge should go? What view from the kitchen window?
To help you design your home we allocate a project manager to you. He will arrange a visit to the factory in Alicante so you can see for yourself all the choices you have. You can even start with a model already designed such as “The Windsor” and alter it to suit you.
No two Park Lodge Homes will look the same which means you can make the home into something special to you. You will also not be paying so much money to transport the home to the park as it will already be in Spain. This means more can be spent on the home itself.
New UK mobile home or custom built Park Lodge Home? The choice is yours after you have reserved your plot on either park. New homes require a 35% deposit and the balance paid once the home is ready to be transported.

Tens of thousands of Spaniards rallied across the country on Saturday to demand better pensions.
Pensioners braved rain and snow showers as they poured onto the streets of the capital Madrid and Barcelona to vent their anger at conservative Prime Minister Mariano Rajoy.
Pensioners all over Spain are fuming after seeing their benefits rise by an annual 0.25 in recent years, well below an official inflation rate of 1.2 percent in 2017.
The government however maintains it must balance the books somehow to stay within EU spending guidelines even as the population ages. The situation made worse of course with Spain having one of Europe's lowest birth rates.
According to Eurostat data, 28.7 percent of residents of EU states will be aged over 65 by 2080, up from 18.9 percent in 2015. Pensions will be a problem for every country by then of course.
