Exclusive residential parks in Spain

Join a retirement community

Retire early to Park La Posada

Is it your dream to retire to Spain one day? If you are 55+, you are in luck because your retirement home in Spain can be used for as many holidays as you can arrange until you actually retire. Once you retire, you will feel right at home, already part of the community.

We are a dedicated customer care support team specialising in assisting residential retirement park home communities that offer a retirement lifestyle that comes with full resident support, 5* facilities and a community spirit that provides a social life to be enjoyed.

For us, mobile home parks in Spain that include tourist camping facilities are not considered residential, and residential mobile home parks that do not offer a complete resident support package, including a translator to register new residents, are not considered retirement communities.

Homes sold in Park La Posada community

The same goes for mobile home parks that allow non-residents to use the facilities, such as the swimming pool, for a fee.

To qualify as a residential retirement community, a park must be residential in style (roads, pavements and street lighting) with no camping facilities. It must also offer total resident support with first-class facilities for the exclusive use of the residents.

Owners choosing to put their homes up for sale in a community also have the option of using us as customer care agents to provide the “buyer assistance” system to oversee the legal transfer of ownership.

English spoken in Park La Posada

Currently, only one park in Spain ticks all the boxes and qualifies as a fully supported residential retirement community, and that is Park La Posada in the province of Malaga in Spain.

Boxes ticked include full support (including translators) for the residents, 24-hour security, a park maintained to the highest standards, residents-only facilities, and an ongoing program to add more facilities and services.

Opened in 2004, it has developed over the years into the wonderful supported retirement community it is today. New facilities installed since 2004 include a competition standard 4 lane bowls green, an open-air gym, a badminton court and an extended swimming pool.

Inside the park, everyone speaks English, which is why the community lifestyle suits many nationalities. A social level of English is all that is required. The bi-lingual staff in reception are on hand to deal with anything Spanish.

They have produced a Video-Brochure that you can download and watch at leisure. As residential retirement specialists, we are appointed customer service agents for the community. That means we deal with all the enquiries plus arrange the visits.

Park La Posada is also the only residential park in Spain where you will find resale mobile homes and resale custom-built park homes for sale.

The park’s reputation for quality and service is second to none. Park residents enjoy an exclusive retirement lifestyle with first-class facilities and full day-to-day support.

For EU citizens, they provide a translator for *FREE (as part of our resale buyer assistance package) to deal with all the registration processes, such as the town hall and doctors. The buyer assistance package when purchasing a home is unique to Park La Posada.

For UK citizens who buy a home in the park with “buyer assistance”, the translator will also be on hand to exchange the non-lucrative Visa for their resident’s card TIE. Her service is *FREE as part of the package. You only pay the registration fees.

*The translator service is available for six months after purchase and is linked to the first park contract and completion of the SAPA agreement.

Once living in the park, new residents become part of the wider local community, which is one of the benefits of living in real Spain and not a tourist resort. A community of like-minded people from all over Europe with one aim in life: to enjoy living in Spain.

For new residents from the UK, the important factor is that everything within the community is in Euros. When paying from a national UK bank account, the expenses will be higher as they load conversion fees plus additional transaction charges in their favour.

The smart way to live in Spain is to open a Wise account, which gives you access to a GBP account with a UK sort code and account number, plus a Euro account with a European IBAN in the same account. You then swap money between the two currencies when needed.

You also get a debit card that you can use in GBP or € without any transaction fees; you then exchange from one account to the other when needed.

Unlike Spanish bank accounts, the real plus point is that there are no annual fees. That means the need to open a Spanish bank account is gone. With a Wise account, you can spend in GBP and Euros from either account and use the card in the purchase currency: Bye-bye, overseas transaction charges.

Residents in Park la Posada also get FREE membership if they sign up for the T4M telephone translation service on the park’s website.

T4M is all about a support package that is exclusive to Park La Posada’s residential retirement community. The support the residents receive is second to none.

Residential parks

Park La Posada is A1

For us, a genuine residential park must be an exclusive park dedicated to providing residents full support and 5* facilities. That means bi-lingual support on hand to ensure that living in Spain and not speaking Spanish is not a problem in the slightest.

Thanks to Posada’s common language policy, everyone in the park can communicate in English, with the park taking care of everything Spanish-related.

We are, in fact, Spain’s only residential retirement park specialists, as our Facebook page shows. We are also specialists in resale homes thanks to our buyer assistance package.

Any park that we represent as a dedicated residential retirement community must offer exclusive first-class facilities and a complete resident support package.

With our expertise, park owners wishing to develop their existing park into a dedicated residential retirement community are welcome to contact us.

Community lifestyle

Residential parks specalists

Being part of a community is very important when moving to a new country because you are never left to fend for yourself. You will have the support of the park and the residents already living there.

A community spirit thrives when you have a park with like-minded neighbours. That is what makes residential parks in Spain so different from camping parks. A campsite is a campsite first and foremost.

Residential parks like Park La Posada does not provide any camping facilities; instead, they ensure that all the homeowners and their guests have everything they need as far as exclusive facilities and administration support goes.

A short visit to Park La Posada will open your eyes to a very relaxed lifestyle that is being enjoyed right now by all the residents. You will get to see the community lifestyle for yourself.

If you want to know more about the community lifestyle before a visit to the park, we suggest you sign up for the weekly lighthearted information newsletter.

Exclusive to home owners

Park La Posada residential park street level

Only homeowners can enjoy living in the retirement community in Spain. Subletting of homes to holidaymakers is not allowed. To become a resident in the community, you need to buy a mobile home or a park home within the park. The homes for sale advertised on this site are purchased directly from the owners.

Once you find a home, you like we ensure that the purchase is carried out under the terms of a SAPA (Sale Agreement by Private Arrangement) contract. The terms of the sale are fixed, and the park contract is guaranteed as part of the sale process.

With mobile and park homes on offer joining the community will not cost an arm and a leg, and once you become an owner, there are other benefits. The cost of living is cheaper than in the UK and thanks to the better weather you can be outside for much of the year.

Owners can use their homes as holiday homes or residential homes. Having a holiday home to start with works well if planning on retiring in a few years’ time. By the time you retire, you will already be settled within the community.

Park La Posada also provides a translator service to convert the Non-Lucrative Residence Visa already applied for in the UK to a TIE card for use in Spain. This is FREE for new residents who buy their homes by means of a SAPA agreement.

Living in the park

Retire to Spain in a residential park

Everyone speaks English. The bi-lingual reception is on hand to deal with everything Spanish. Subletting of homes to holidaymakers is not allowed in keeping with the park’s residential status. Friends and family are welcome to stay, of course. The parks are also pet-friendly, subject to sensible rules.

There is no easier way to move to Spain to live. After buying a mobile or park home in Spain you will make new friends, guaranteed. You will also live alongside like-minded neighbours within a settled mobile home park community in Spain.

The park, new friends, and new neighbours between them have all the answers from where can I get this? To how do I do that? The community spirit in the park is worth its weight in gold.

La Posada Mobile Home Park:

Street on Park La Posada

La Posada mobile home park opened in 2004. Over the years, it has become the number one residential retirement park in Spain. The park is perfect for us to show visitors what life is all about. It has built up a reputation as the best residential park in Spain.

In 2008 the park became the first dedicated retirement mobile home park in Spain. They added new services to include a translator to complete the standard Spanish registration processes. This includes registering with the local doctors and the town hall.

It is also the only mobile home park where you can look inside a brand-new Spanish built park home.

However, the park also offers resale mobile homes. The plots on Park La Posada are all landscaped and 200 sqr metres.

Facilities include the reception, swimming pool, community centre and bar. There is also an open-air gym as well as a four-lane outdoor, competition standard bowls green.

No other residential style mobile home park in Spain comes close to Park La Posada in terms of community and facilities.

There is a video of the park on their website.

Visiting the park:

On a visit, you see the quality of the mobile home park itself. Residents will also be the ones who will look after you showing both the park and area if on a dedicated short visit.

Every year more and more people come and visit the park. The park is ideal because it shows exactly what life can be like in Spain. To visit the park for the day, all you need to do is call us or use the contact us link.

Resale Homes

Mobile home in Spain image 20111913

Resale homes make moving to Spain easy; you see exactly what is for sale.   In short, resale homes come with lots of extras. Homes for sale include air-conditioning, sheds and washing machines.

Currently, resale homes all include a decking area adapted for all year round use. This turns a mobile home into an area for residential use—80 square metres of living area within the 200 square metre plot.

When buying a resale home already on a residential park, you will own the home outright (freehold) with the plot it is on owned and maintained by the park (leasehold). The plot includes the use of all the facilities and services that the park offers.

Why resale:

Resale homes are a perfect way to retire to the sun. This is because you do not only see the quality of the park it is on but the quality of the resale home as well at the same time.

If a resale home goes on sale priced to sell quickly (or reduced as such), we offer a “PRICE ALERT” service.

We send out a price alert e-mail informing all subscribers that a home on the site is the subject of a price alert. Subscribers know straight away with a link to the home involved.

To receive that service, you can sign up at the bottom of any web page.

Custom built park homes

The Windsor park home slider image

As park home designers, we work alongside Alhambra homes in Alicante. Over the years, we have helped lots of people design their own park homes here in Spain. We are, in fact, the only company in Spain to offer custom-built park homes built in Spain.

The models we have designed can easily be customised, and for all the design and build details, why not visit the main website for park homes.

The Windsor model is the most popular. It is a two bedroom-two bathroom model that is 12.5 metres long and 4 metres wide.

Built-in Spain for Spain, they offer real quality thanks to the fact that they do not have to travel 1500 miles from the UK to the park. Resale park homes might come onto the market over the next few years because they will never be older than 2016 models.

Our Team And The Support

Costa Difference commits itself to represent residential mobile home parks only. It means we never show clients a mobile home park that offers tourist camping facilities.

Residents can always enjoy the beach when they want and then return home.   Dedicated residential mobile home parks are few and far between in Spain.

Here to help:

We are retiring to Spain specialists with a great team in place. We support you in getting everything in place and here you will find some very useful links.

The park takes over once you are living here. Feel the sensation of being in real Spain the moment you exit the park. Sunshine and Tapas is a way of life here and not a holiday experience.

Useful Information

The quality of the mobile home parks plus mobile home prices provide a very low-risk way of retiring to Spain. Parks provide security and support. Residents in the park help you settle in as well.

Like in the UK, it only requires a legal sales agreement (which we prepare) to buy a home.   Pets are also welcome in the parks. Owners are subject to certain rules within the parks, such as on leads and poop scooping.

There are plenty of walks around the parks for dog owners and residents without pets alike. Breeds on the Spanish dangerous dogs’ list are not permitted in the parks.

Newsletter:

The newsletter is also a good way of keeping in touch with what is going on, and you can sign up using the link on the website. Here is what was sent to all subscribers last month. The monthly mobile homes in Spain newsletter.
