Important information about buying a new mobile home.
You will find quite a few companies on the internet offering deals on new mobile homes. The prices advertised should include the on going fees that have to be paid to the park. Ongoing fees are normal as in the UK and of course the home has to be sited somewhere and installed. If buying new you need to know if the price quoted includes 1/ The cost of the home itself. 2/ Costs involved in transporting the home to the park 3/ The cost of the park entrance fee which will be from 5000 Euros depending on what park you choose. 4/ Any connection charges if not included in the entrance fee.
If it is confirmed that all 4 points are included you now have in your possession the base price. Remember also that the home at this stage is only worth the basic cost of the home itself as if it was still on the transporter. It only becomes worth the full price once it has arrived and been installed on the park.
Now having bought a new mobile home you have to be ready to spend some money turning into a home that can be lived in all year round. It is best to budget this into the overall price of the home because in Spain the outside area is just as important as the home itself when it comes to living space. Decking for example can easily cost between 5 and 10 thousand Euros. Sheds cost from 800 to 1500 Euros. Wood is one of the few commodities here in Spain that is expensive. Next comes the air-conditioning. A must in Spain and ideally two units. The costs? a cheap unit is 500 Euros and a good one about 900 Euros. Now all the small things, washing machine 200 to 500 Euros, plants and pots about the same if you want your plot to look nice.
Resale mobile homes however have already had all the extra costs taken care off and as you can see you are also saving a small fortune on all the extras being thrown in as well. For example, a home selling for £35000 with decking and air-conditioning fitted would be like buying the home for only £20,000 and the extras for £15,000 and for that money you have a choice of top quality homes made by Willerby, Atlas, ABI and Pemberton. What is more important is that the home is still worth £35,000 after you have bought it. The home will also be ready to move straight into as soon as it is purchased.
