First: We are beginning this e-mail with all about being first. Costa Difference Ltd was the first mobile home company on the Costa del Sol to offer clients the chance to design their own mobile home a few years ago. Other companies followed of course but being first makes us proud. To this day we are still offering clients the chance to design their own model mobile home only now they are manufactured by Cambrian Europe one of the UK s leading manufactures. Next we were the first company to offer clients the chance to rent a property first to make sure that life in Spain was exactly what they are looking for. This idea has been improved greatly with shorter term rentals now available at no extra cost. More details below.
Continuing the theme we are this month proud to introduce two more all time firsts.
To begin with we were the first company in our area of expertise to add a Skype Call button to the website. No doubt others have already added theirs by the time you are reading this newsletter. This enables anyone with Skype on their PC to call us free of charge. We do not restrict it to office hours either. When a team member is online they will be available to take a Skype call and offer information and advice.

Try Spain first: Try before you buy is a great idea. Park Home Spain SL our Spanish partner company have teamed up with a local property developer in Mollina to offer brand new 1, 2 and 3 bed flats available for rent. The flats come fully furnished and mean you can rent them for a period of time to get a better idea of the town and the surrounding area before you choose to buy in the region. Up until now the flats have only been available on a long term let but we are pleased to announce that after many enquiries for shorter periods the owners have agreed to offer rents at the same prices for 3 months period contracts and upwards. This is an ideal way to spend the summer here to ‘see how hot it is’ or spend the winter getting away from all the bad weather in the UK. You can even test the water with a 3 month stay to ‘see how you would fill your time in retirement’. Better still you can simply have an extended holiday doing the research as to living in Spain on a permanent basis and renew the rental every three months.
The best way forward with this idea is to come on a short Inspection Visit first just to have a look at the village, the complex and the different apartments on offer and then decide which option is better for you. You will also have an opportunity to see the parks and homes so that you will have all the facts, obviously without any pressure to buy a mobile home.
All the apartments come furnished including fitted kitchens and bathrooms and for those who have quality furniture in the UK that they wish to bring with them there will be no problem at all because they can also be rented part furnished (with all kitchen equipment) so you can really make your home in Spain your home no matter for how long.

Questions: One question crops up time and time again. Why are there so many homes for sale? The best answer is that the mobile home parks have done their job. After living on the park 4 or 5 years people have got the confidence to live in the villages amongst the Spanish themselves. They turn their home back into capital and dive head first into village life. There are always a few who have to return back to the UK for either personal or financial reasons and these are normally people who have yet to reach retirement age. It is one of the main reasons we stress retirement parks. With a pension coming in every month life is very comfortable here.
New homes: Costa Difference by the very nature of our business specialise in resale mobile homes in the Antequera region. However, we have noticed that a lot of people like the idea of considering either new or resale when they come to visit. This is not a problem at all for us as we have also been supplying clients with new mobile homes for quite a few years now even though we are resale specialists. Camp sites: We seemed to have touched a nerve with our advice on camp sites on our website. To this end we would like to put the debate into context. For us in the past we have quite rightly stated that Camp Sites that also allow mobile homes are not ideal if you are looking for a residential style park even though some companies are describing them as such. Quite clearly they are not. They do not offer the same level of security, same plot sizes or similar monthly park fees as with true residential style parks such as La Posada, La Vina, Saydo and Las Vistas. However, one such park has gone a huge way in addressing those issues which is why the subject is once again in the newsletter. Park Sierrecilla in the village of Humilladero is a camp site with a big difference. The facilities are of a standard that a lot of true residential style parks would love to offer. Security has been given a lot of thought, the plot sizes although not as generous as on some parks are not the typical 110 sq meter plots found on a lot of campsites. The biggest advantage however is that the park fees are well in keeping with the residential style parks. It is for all the reasons stated that we can offer the park to any of our clients who wish to live a lifestyle that feels like being on holiday all year round in a new mobile home. The park is the first camp site that we feel we can suggest as a location to our clients simply because it has addressed so many issues that makes camp sites as a whole not suitable as residential style parks. Finally: We now have over 2000 people receiving the newsletter every month. Many are simply interested in what is going on, keeping an eye on special offers or seeking general advice. There is so much information on the internet but as long term surfers will know not all of it is correct. Freehold plots are a good example. Not something that can be offered easily in Spain and at best described as a grey area. Sifting all the information on the internet is all part of the research stage and of course we are more than happy to play our part in that process. BUYING A RESALE MOBILE HOME
The process is very easy. First choose from the homes on sale on our website, the homes you would like to view on a visit.
If a home ticks all the boxes during your visit you simply make a purchase request.
If the seller agrees to the sale we then arrange for a legal sales agreement to be drawn up and signed by all parties. This service costs just 200 Euros and it also includes a home check of the boiler, air-conditioning, cooker, fridge and freezer by the park engineers just prior to completion. Paying for this service takes the home off sale straight away.
A 10% deposit is then paid into a "Client Account" within 14 days and remains there until the completion date which will be on or before three months after an offer has been accepted. .
Just prior to the completion date the home is checked, we take possession of the home, and you will be advised to make the final payment to the seller. Once it is confirmed that the payment has been made the home is then yours.
No wonder resale mobile homes are so popular.
BUYING A NEW HOME
Buying a new UK mobile home or a custom-built residential Park Lodge Home is very easy. It simply involves slightly different processes.

For Park Lodge Homes designed and built in Alicante and Burgos it is a different process. Once a plot has been reserved you can either buy a predesigned by us home or start designing your own home exactly how you want it.

New UK mobile home or custom-built residential Park Lodge Home? The choice is yours after you have reserved your plot on a park. New homes require a 35% deposit and the balance paid once the home is ready to be transported from the UK. Park Lodge Homes require a 30% deposit and the balance when the home is ready to leave the factory.

LATEST NEWS FROM SPAIN
A Spanish town in northern Spain has said that it will fine anybody who is seen buying items from illegal street vendors. The fine will be in the form of a fixed penalty of €300.
The order made in the resort of Salou has come in to effect this week with the ruling "The purchase or acquisition in the public space of food, beverages and other products from unauthorized street vending" will be punished with the hefty fine.
In another regulation, the sale or action of street vending “without the corresponding license" will also be sanctioned.
The town council, in a bid to clean up the area, also declared it would penalise those who drop litter without using public bins with fines of between €100 and €400.
